西日本一の繁華街・梅田から、徒歩10分ほど。オフィス街とはまるで別世界の街、中崎町。

第二次世界大戦の空襲を免れた影響で、築100年近い長屋や木造建築が今も残っている、タイムスリップしたかのように感じる街だ。

そんな中崎町から、レトロなエネルギーと希少性がほとばしる築古ビルヂングをご紹介。

ざらついた外壁が異質感を生み出していて、周囲のビルと比べると、より年長者の佇まいで立っている。野放しで生い茂る緑すらも、もはやファサードの一部かのようだ。

“ほぼ廃墟”と片付けるのは簡単だが、そう言えば感受性を疑われてしまう、と思えるほどの魅力がこのビルにはあるだろう。

「リノベーション」なんて生易しい言葉じゃ済まないほどのオンボロで、改装は必須ではある。ただし、屋上防水などの建物部分に関わる設備は貸主側で補修予定だ。

大分麦焼酎「二階堂」のCMで使う写真だと言われても遜色はないだろう。誰かとこの場所で思い出を育んだような錯覚に陥る。育んでなければ、全然ぶち壊してもいいが、何かは残したい気もする。

1階のもう1区画は元美容室

ちなみに4階建て、屋上付きでまるごと一棟貸し。勿論まるごと改装となると費用はかさむが、中崎町というエリアの特徴が反映された、底知れぬポテンシャルはご理解いただけただろう。

このビルの魅力と希少価値を噛み締められる方の元に届いてほしいと、願うばかりだ。

最後に、二階堂のCMで実際に使われたキャッチコピーで記事を締めくくろうと思う。

近道は遠回り。急ぐほどに足を取られる。始まりと終わりを直線で結べない道がこの世にはあります。迷った道が私の道です。
