緑地公園の名物マンション、最上階134㎡ルーバル×4。情報過多すぎる4SLDKに絶望した日。

千里山ロイヤルマンション

皆さんは、情報量が多すぎて絶望したことがありますか。わたしはあります。今回ご紹介する物件です。

この「絶望」とは、名作マンション・最上階完全独立部屋・134㎡・特大ルーバル付きという物件資料を突きつけられた筆者の心情であり、国語のテストで問われた際には、「ボリューム満点の物件を前に、果たして書き切れるのかと恐れおののいている」といった解答が当てはまります。

すなわち、物件探しをしている皆さまにとっては「希望」が詰まった物件なのです。では、書き手を絶望に追い込むほどの物件とはどんなもんなんでしょうか。早速見ていきましょう。

絶望その① 遠藤剛生建築

遠藤剛生(えんどうたかお)⋯安藤忠雄や伊東豊雄など、日本建築界において”花の16年”といわれる昭和16年生まれの建築家の一人。キーエンスや大阪府営東大阪吉田住宅などの名建築をジャンジャン建て、数々の賞をジャンジャン受賞してきた建築家。
先日の記事より抜粋

数々の名作マンションを生み出してきた建築家・遠藤剛生。その輝かしい実績の中でも、特に代表作として挙げられるのが、1981年に第1回大阪市景観建築賞大阪府知事賞を獲得した千里山ロイヤルマンションではないでしょうか。

奥の段々になった建物も当マンションの別棟

北大阪急行『緑地公園駅』徒歩9分。これは物件資料に表記された所要時間ですが、実際に歩いてみると勾配のある道のりも相まって、なかなか歩くナァといった体感です。

それでも、最後の坂を上りきった先にこれほどインパクトのある建築物がドドンと現れるのは圧巻で、「パァァン！」といった効果音とともに直接脳内に飛び込んでくるような衝撃をおぼえます。すみません、何を言っているか分からないですね。

空中を歩くような共用廊下も、当物件を象徴する意匠。この仕様のおかげで「お部屋はエレベーター停止階じゃないんですよね」という情報も、非常にペロッと告白することができます。

向かう区画は、7階でエレベーターを降りて、3フロアほど階段を上った先の10階です。絶賛ベビーカーを使用中のご家庭や、膝軟骨がすり減っている世代はここで躊躇いが生まれるかもしれません。

絶望その② 間取り

皆さんは、間取り図を見て絶望したことがありますか。わたしはあります。今見ていただいている間取りです。

渋井不動産に入社して7年目の自分も、間取り図を見て「情報過多だな」という感想を抱いたのは初めてですね。ちなみに、この図面を描き写す際にも途中で絶望しかけたため、一旦ランチ休憩を挟んでいます。方位記号の”N”を見れば、その片鱗が伺えるでしょうか。

こちらが特大テラス×2。あまりに特大すぎるがゆえに撮影時間を要し、日が差していた太陽に雲がかかってしまった、という経過まで見て取れますね。

さすがにどんな活用法を提案しても持て余すのは必至なので、当物件がペット飼育可能(規約あり)という情報もどうぞ。ヒトが持て余す広さも、愛犬なら隅々まで走り回ってくれるはず。

絶望その③ 部屋が多い

ようやく室内へ。ここで新たに、部屋数が多いという絶望にブチ当たりました。どの写真がどの部屋だっけな？と照らし合わせているこの間にも、わたしには息子のお迎えの時間が刻一刻と迫っています。

そんな事情により、4つある洋室は全てスライド写真でご覧ください。まずは上記の6帖洋室をシャッと横へ。大振りなクローゼットと、ズタズタになったクロスが現れます。

そしてこちらも6帖洋室で、間取り図の右下にあたるお部屋。

先のクロスのように修繕が必要な箇所はあるものの、ひと通りクリーニングを入れればひとまず住めそうな状態かと思います。設備は現状有姿なので、現地でご確認を。

7.5帖洋室は、琉球畳の小上がりスタイル。和と洋が入り混じって間取り図上の表記を困惑させるものの、ここが京都なら受け入れてもらえなさそうな”和”なので、洋室と表記しておきました。堪忍しておくれやす。

玄関ドアでしか見たことの無い引き戸の先には、お待ちかねのリビングが続きます。

LDKは23.6帖。さすがは134㎡の余裕を感じさせる、ゆとりたっぷりなLDKです。そしてなんといっても窓が多く、23帖のあちらこちらに自然光が届きます。

テラス2箇所・バルコニー2箇所と、どの居室からも外に出られる間取りなので、どの部屋にいても明るさは確保されていますね。ここまでくると、「ほぼ外に住んでいる」と言っても過言ではないでしょう。

絶望その④ 水回り+謎の空間

ローンシミュレーション

パワーダウンが否めない頃合いで、ローンシミュレーションに移ります。

千里山ロイヤルマンションより登場した広々4SLDKは、販売価格5,098万円。金利1.18％・頭金なしの元利均等返済35年ローンを組んだと仮定すると、管理費・修繕積立金込みで月々19.1万円ちょい。

名作マンション・最上階完全独立部屋・134㎡・特大ルーバル付きと、情報過多すぎる希少性を考えると、この部屋を見ない選択肢はありません。ダメ押しで、分譲駐車場(屋根あり)も付いてきます。
