西長堀のほぼベネチアなリバービュー1Kが、お値段も視界も良好。

狭い世界期待大

本日やってまいりましたのは、西区は新町四丁目。“いいエリア”とされている新町の中でも西の端。悪く言えば何もないですが、良く言えば落ち着いたエリアという言い方もできます。

そして、この街に滔々（とうとう）と流れる木津川が、住む者に心の安らぎをもたらすと同時に、水都・大阪が持つポテンシャルをあらためて実感させてくれます。
今回はそんな木津川が目の前にある、「ほぼベネチア」と言っても過言ではない、リバービューを独り占め出来る1Kをご紹介致します。

共用部分から見ていきます。建物の入口は、ジャミロクワイのMVに出てきそうなデザイン。特に1番のサビの、風で吹き飛ばされそうなシーンにそっくりです。帰ってくるたびリズミカルなステップを踏んで中に入りましょう。

エントランスも、「タワマンに住んでる！？」と錯覚するほどに洗練された雰囲気です。さぞかし共用廊下もカーペットでホテルライクな空間に仕上がっているのでは、、と期待に胸が膨らみます。

プシューーーー。。。

膨らんだ期待がしぼんでしまいました。まあ、いわゆる普通のマンションです。最近一人暮らしを始めた友達の家に遊びに行った時に見る共用廊下って大体これですよね。2013年完成、築古ではないという情報をお納めいただいて、お部屋に入りましょう。

一人暮らしの王道1K

玄関からも、よく見たことのある、一人暮らしの王道のような光景が広がります。ええ感じの女の子の家に来れて、ドキドキしながら靴脱いでる時の景色って大体これですよね。SHIROのディフューザーなんか置いてるんですよね。

特筆すべきスペックはないですが、逆に言えば一人暮らしを極められるスペックは揃っています。廊下に集まる水回りはこんな感じ。

狭いけど開放感

居室は6.9帖。お世辞にも広いとは言えない空間ですが、正面の窓によって抜け感がもたらされ、広さの割には開放感に包まれます。

ベッドを置いたら一丁上がりなものの、ベッドから全ての生活を完結出来ることこそが、一人暮らしの醍醐味なのではないでしょうか。ソファ？何それ、洋菓子？

ま〜がりくねった、道の先に〜♪は、もう1部屋あるんじゃないかと思わせますが、

脳内再生は絢香かコブクロでお願いします。まあでもいっぱい収められるので普通に助かりそうです。

リバー&パーク&ドーム

そしていよいよ、物件最推しである眺望を見ましょう。バルコニーは西向きです。

澄み切った青空が映る水面が、心を癒してくれます。遊んでいる子供達の笑い声が聞こえる松島公園には緑もたくさん。木津川に架かるは伯楽橋。大阪府の河川を清掃する船がゴンドラに見えてきて、視界にはほぼベネチアが広がります。

左手には大阪の名所、京セラドームも。毎日こんな気持ちのいい景色が見られるなんて最高という言葉以外見つかりません。ちなみに明日、京セラドームで開催の「超RIZIN.5 浪速の超復活祭り」を観てきます。楽しみ。

アクセスは、大阪メトロ千日前線『西長堀駅』徒歩5分。何もないとは言いましたが、近くには西区役所があるなど、行政サービスや医療機関が多くて住みやすい環境です。

諸費用は、敷金ゼロ・礼金1ヶ月分の賃料共益費込み月額7.5万円。
バルコニーからの景色だけではなく、お値段に関しても視界良好です。

リバービューが気持ちいい、西長堀のほぼベネ1K。物件選びにおいて「眺望」の優先順位が高めの方、ここにしましょう。
