江戸堀の完成されすぎたリノベ2LDKで、好きがあふれる二人暮らしを。

隙がない53㎡

どうも。生まれた時から隙だらけの人生、エイキチです。

そんなワタクシが今回ご紹介するのは、西区江戸堀のファミリーマンション。2025年にリノベーションされたばかりの、隙がない洗練された2LDKでございます。

まずは縦にズドンな15帖のLDKから。どこかAIで作られた画像のような、完成されすぎているスタイリッシュな空間です。
正直ファミリーで住むイメージが湧かない、人工的な印象を受けますが、木の温もりを感じることのできる落ち着いた空間でもあります。

玄関側に配備されたキッチンは、ガス3口コンロ、豊富な収納力など、2人暮らしをする上で納得のクオリティー。右上の棚だけ妙に和風ですが、それもご愛嬌スタイリッシュです。

完成されすぎ①

「完成されすぎやろ」と思わされるポイントその1。リビングの端から端まで貫かれた木製のラックです。ラックというかほぼベンチです。
希望のデザインの棚を置くことは出来ないかもしれませんが、逆に3×3のスタッキングシェルフをまるごと置いてもキマりそう。植物や間接照明を設置するのもアリですね。

キッチン側にダイニングテーブルを置けば、ベンチとしての役割も果たせます。いずれにせよ2人でクリエイティブを発揮させてください。

完成されすぎ②

「完成されすぎ」その2は、窪みにスッポリはまったソファです。住宅において窪んだスペースのことを「アルコーブ」と言うそうですが、窪ませるメリットとしては、空間の有効活用。普通にソファを置くより部屋を広く使えますね。

左手の可動棚にお気に入りの本を

とは言えこちらも選択の余地がないわけですが、色味もデザインも文句無しでしょう。プロジェクターに映し出された映画を観ながらワインを、、なんて優雅なひとときも叶います。

インナーバルコニーとなっているこちらのスペースですが、普通にバルコニーは存在しているので、洗濯物を干すことはあまりないでしょう。北向きで「サンルーム」と呼ぶほど日当たりは強くないかもしれませんが、椅子に座って夜風を感じるなど、リビングとはシーンを変えた使い方が出来ます。

ここにクローゼット

5.5帖洋室

右手前はクローゼット

サンルームから続く5.5帖洋室。デスクを置いてワークスペースにしてもいいのではないでしょうか。

4帖洋室

そして隣の4帖洋室。こちらは寝室でしょうか。しかし窓があるのが先ほどの5.5帖なので、そちらを寝室にして、こちらをワークスペースにしても。どちらにエアコンが欲しいか、という点が判断材料でしょうか。

新しい水回り

水回りは、特筆すべきスペックはないものの、どれも新しくて清潔感にあふれています。洗面台のタイルはデザイン面だけでなく、歯磨き粉が飛んでも目立ちにくいというメリットも。いつでもクリアクリーンな洗面台です。

どうみても新品ウォシュレット

アクセスは、大阪メトロ中央線・千日前線『阿波座駅』徒歩10分、四つ橋線『肥後橋駅』徒歩12分と、決して駅近とは言えませんが、西区の中でも随一の落ち着いた住宅街に位置しています。

諸費用は、敷金10万円・礼金20万円の賃料共益費込み月額15.9万円。
初期費用は若干するものの、この洗練されたリノベは絶対に一点モノです。一見の価値はありすぎる物件です。

ファミリーの印象はないかもしれませんが、単身入居不可の当物件。お洒落な部屋に住みたい気持ちが強めのカップルに是非ともオススメです。
スキの無い内装のお部屋で、スキがあふれる毎日を送ってみては。
